METRO led the historic renovation of the former San Antonio Merchants Ice House, converting 45,000 square feet into state-of-the-art laboratory, office, and meeting space for the Texas Research and Technology Foundation and VelocityTX.

The scope included structural enhancements, specialty utility infrastructure for bioscience research, and the seamless integration of prefabricated lab pods. METRO preserved key historic elements while delivering the modern performance and flexibility required by technology and life science tenants.
